Austin Texas Real Estate Market Update May 2022, Andrea Lewis Realtor

Chances are you've heard that the market is cooling off. And while we are seeing longer days on market (think 14 instead of 4), Austin real estate is still thriving. Sellers can still stand out with strategic marketing and pricing. And serious Buyers can take advantage of less competition in the buyer pool, along with rising inventory. It’s actually a great time to sell AND buy, if you’re looking for a move up home.

According to Austin Title, “there are now 4,970 active listings on the market with an average list price of $923,909 ($639,900 median), 1,088 of those listings are listed at one million and above, with eight listed above 10 Million”

And for those of you who love seeing how these numbers stack up against last year, here are some great stats they’ve provided:

Units Sold: 3,189 Down 23.32% from May 2021 (Just a preliminary number—may increase as sales are updated in MLS)

Average Sales Price: $686,506 up 18.78% from May 2021

Average Days on the Market: 13.63 days down 3.28 days from May 2021

Median Sales Price: $552,000 up 21.85% from 1 year ago
