Next up in the Austin Neighborhood series is Crestview! Located in North Central Austin, Crestview is an established community that’s predominantly residential—filled with bungalows, mid-century ranch homes & apartments.

Neighborhood History

Crestview was developed in the mid 1950s through 1960s, and the land was apparently the site of an old dairy farm originally.

The neighborhood has a mix of small bungalow style homes, some ranch style homes, and mid-century modern homes, as well. Much like its neighbors, Crestview has experienced a jump in the number of custom homes that are coming to market. Local custom home builders purchase properties for the location and lot size, demo the existing home and build something entirely new with modern upgrades & designs.

Residential Options

Crestview offers a wide range of housing options, from historic homes with original charm to modern custom built homes with modern efficiencies. As a result, it has a wide range of home prices… As of writing this post, the most affordable single-family home on the market is listed at $525,000 (a 876 sqft 2/1 built in 1952) and the most expensive single-family home is listed at $2,400,000 (a 3,416 sqft custom built home (2023) 4/4 with a detached guest suite). So keep that in mind when considering the average price of a single-family home is $965,189 (pulled from MLS 2022 annual report - close price)!

Parks & Green Spaces

While Crestview doesn’t have its own dedicated park, as far as I’m aware, it is super close to the Wooten Neighborhood Park & the Brentwood Neighborhood Park.

And while it’s not outdoors, there’s Black Swan Yoga, Chapparal Ice and HIT Athletic near by, if you’re looking to get your body moving!

Shopping & Dining

As a born and raised Austinite with a parent who lived in Crestview, I’ve lost count of how many times we frequented Top Notch Hamburger or the Little Deli & Pizzeria—and it makes my nostalgic heart so so happy that these restaurants are still there and going strong after all these years! Some other noteworthy stops include The Backspace, Summer Moon Coffee and Bufalina Due (just outside the neighborhood boundaries, but still crazy close)!

In addition to local dining options, Crestview has a Walmart & HEB nearby. And it’s just a short drive away from shopping centers like the Triangle (a mixed-use development with apartments, restaurants, shops, and a movie theater), and the Lamar Central Market and shops.

Crestview is a charming neighborhood and a great North Central option, if you're considering a move to Austin!
