Allandale

Next up in this Austin Neighborhood series* is one that’s near & dear to my heart—don’t worry, I’ll share more about why—Allandale! Located in North Central Austin, Allandale is an established community with a ton of mature trees, big lots + historical architecture, as well as local restaurants, shops & small businesses.

*no longer calling this a “mini series” in my book, since I’ve decided to feature over a dozen neighborhoods lol

Neighborhood History

Allandale has some history starting in the 1930s, but a large part of the residential development that we see today didn’t start until the 1950s with Allandale Oaks, Allandale Terrace, Allandale Parks and Allandale West, to name a few. It’s also one of the first areas to test out air conditioning in middle-class homes, thanks to an experiment run by the National Association of Home Builders in 1954. You better believe, I would’ve volunteered for that study had I been a Texas homeowner back then!

Many of the homes in the neighborhood are ranch style homes, but there are pockets of mid-century modern homes here and there. In recent years, we’ve seen a jump in the number of custom homes that coming to market. Local home builders purchase properties for the location and lot size, tear down the existing home and build something entirely new with modern upgrades and designs. There are definitely mixed feelings on this depending on who you’re speaking with.

Residential Options

Allandale offers a range of housing options, from historic homes to modern custom homes. As a result, it has a crazy range of home prices… As of writing this post, the most affordable single-family home on the market is listed at $539,000 (a 1,300 sqft 3/2 built in 1967) and the most expensive single-family home is listed at $3,399,000 (a 4,500 sqft custom built home (2023) with a pool & guest house on a quarter acre lot). So keep that in mind when considering the average price of a single-family home is $1,262,913 (pulled from MLS 2022 annual report - close price)!

Parks & Green Spaces

Allandale is home to Beverly S. Sheffield Northwest District Park—a 31 acre neighborhood park providing sports courts & fields, an olympic-sized pool, three playgrounds & a ton of picnic areas.

Another popular green space in Allandale is the Northwest Park & Pool—this is the park and pool that raised me lol so many summers & weekends were spent exploring the playgrounds, braving the deep end of the pool, and seeking shade under the massive trees during the mandatory swim breaks.

Shopping, Dining & Events

Allandale has a huge variety of shopping & dining options, making it easy to find everything you need close to home. The neighborhood is home to several local restaurants & shops that are worth checking out, including Picnik, Taco Flats, Hat Creek Burger Co, Epicerie, Pinthouse Pizza, Tiny Pies & Upper Crust Bakery. I could name more, but I’ll keep it to my favorites that I frequent the most along BuCo (short for the Burnet Corridor).

In addition to local dining options, Allandale has an H-E-B AND Walmart. And it’s just a short drive away from shopping centers like the Triangle (a mixed-use development with apartments, restaurants, shops, and a movie theater), and the Lamar Central Market and shops.

Now for a little fun fact and a bit of insight into why I love this area so much! I’ve spent a lot of my time over that way because of a little investment we made with friends in some commercial space back in 2017—it’s kinda crazy that we recently celebrated six years since opening Austin Pottery!
