Don't let the average days on market (AVG DOM) stat above fool you—that number is starting to trend down and we're starting to see new listings move quickly again (think multiple offers the first weekend on the market). The key is that the homes that are moving are actually priced (and presented) correctly.
So, while we're still seeing a higher average DOM compared to this time last year (April 2022 Avg DOM was 14 days!), that's largely thanks to overpriced homes from December 2022 & January 2023 still sitting there and driving that statistic up for every listing! Although, even those are starting to move, thanks to strategic negotiations.
